How much are closing costs in Kentucky? A Louisville & Hardin County buyer's guide
Kentucky buyers typically pay 2% to 5% of the purchase price in closing costs. On a $300,000 home — close to Louisville's median — that's roughly $6,000 to $15,000 on top of the down payment, covering lender fees, title work, taxes, insurance, and attorney fees.

What's actually included in closing costs?
Closing costs are not one fee. They're a bundle of charges covering the paperwork, insurance, and services required to legally transfer the home into your name.
- Lender fees — origination, underwriting, and application
- Title services — title search and title insurance protecting you and the lender from ownership disputes
- Appraisal and inspection fees — confirming value and condition
- Prepaid items — property taxes and homeowners insurance the lender collects up front
- Recording and transfer fees — what the county charges to record the sale
- Attorney fees — many Kentucky counties use attorney-involved closings, so this is often required, not optional
Who pays closing costs in Kentucky — buyer or seller?
By default buyers pay their own and sellers pay theirs, which is mostly commission and their share of transfer taxes. It is negotiable.
With Louisville inventory climbing through 2026, buyers have more leverage than a year ago, and asking a seller to cover part of the closing costs — especially on a home that has been sitting — has become a normal part of the offer.
Can closing costs be rolled into the loan or lowered?
There are four real levers, and one common myth.
- Seller concessions negotiated into the offer, strongest on stale listings
- Lender credits — a slightly higher rate in exchange for lower cash up front
- Kentucky Housing Corporation and first-time buyer assistance for down payment and closing help
- Shopping title and lender fees, which are not all fixed
- The myth: on most conventional loans you cannot roll closing costs into the loan amount. Some government-backed loans are more flexible — ask your lender directly
Are closing costs different in Louisville vs Hardin County?
The percentage range is roughly the same, but the dollar figure follows the price. Hardin County medians typically run below Louisville's, so the same percentage produces a smaller number in Elizabethtown or Radcliff than in the East End.
County-level transfer taxes and recording fees also nudge the total, which is why the Loan Estimate for the specific property beats any rule of thumb.
