It gets you in the neighborhood — usually within 5–10% on a typical subdivision home, and much further off on rural acreage, new construction, or anything remodeled. An algorithm reads public records and recent sales; it never walks the house. What's the difference between an AVM, a CMA, and an appraisal?

An AVM is a computer estimate built from data. A CMA is what I build by hand — comparable sales, condition, upgrades, and what's competing with you right now. An appraisal is a licensed appraiser's opinion, ordered by the lender, and it's the one that has to support the loan. The CMA is what sets your list price. Why do Zillow and RPR show different numbers for the same house?

Different data, different math. RPR pulls from MLS and public records that REALTORS® maintain; Zillow leans on its own model and user-submitted details. Neither has seen your kitchen. When two estimates disagree by $30,000, the tie-breaker is a local agent standing in the house.

What factors actually move my home's value that an algorithm can't see?

Condition and updates, layout, lot and view, school boundary lines, road noise, proximity to Fort Knox gates, whether the basement is finished and dry, and how your home shows against the three others for sale on your side of town this month. Those are the swings that decide your price.

Spring through mid-summer brings the most buyers, and around Fort Knox the PCS season stacks demand from late spring into August. That said, fall and winter sellers face far less competition and often net just as much. The right time is when your home is ready and priced correctly.
