The short version

The Cope family's son is in the military and stationed overseas. He wanted a home in Kentucky but could not tour one in person, so we used video showings and his parents handled the in-person steps. He bought new construction with builder incentives and closed by video, with his parents signing here at home.

Where they started

They started with a buyer who could not be here. The Cope family's son is in the military and stationed overseas, so his parents stepped in to help with the purchase. We did video showings and video calls back and forth for weeks, and mom and dad visited a few homes in person along the way. Every home he considered, he saw through a screen first.

What we did

We changed the math instead of lowering the goal. He started out wanting a lower-priced home. I showed him how buying new construction, with builder incentives and a much lower interest rate, kept the monthly cost close to what he expected. We found the right home with the builder, they built it for him, and he just closed.

The turning point

Closing day proved the whole plan worked. His parents signed the paperwork here in Kentucky while he joined by phone and video for the entire process, including a live key reveal. He bought a home he never saw in person, and the first time he walks through the door it will already be his.

Where it stands now

The home is closed and waiting for him. Congratulations to the Cope family. Helping military families buy from anywhere in the world is one of the best parts of what I do, and it is why I keep my military and relocation process built around people who cannot be here yet.

What this means for you

  • You can buy a Kentucky home from overseas if your agent, lender, and title company agree on the remote signing plan early.
  • New construction incentives and a builder-paid rate buydown can keep a newer home close to the monthly payment of an older, cheaper one.
  • A trusted family member on the ground can tour homes, attend inspections, and sign at closing when you cannot.
  • Record every video tour so you can compare homes later instead of relying on memory across time zones.
  • Start the lender paperwork sooner than you think you need to, because overseas mail and time differences slow everything down.
