Can You Buy a House on Fort Knox? Where Soldiers Actually Buy Instead

No, you can't buy a house on Fort Knox. All family housing on post is owned, run and maintained by Knox Hills LLC, the Army's privatized housing partner, and families rent it by sending their BAH straight to the property manager. If you want to own a home, you buy off post. Most Fort Knox families I work with end up in Radcliff, Vine Grove, Elizabethtown or Meade County.

I get this question all the time, usually from a soldier who has orders in hand and just searched "Fort Knox homes for sale." Some sites show listings tagged "Fort Knox," and it's easy to assume you can buy a house inside the gate. You can't. Those listings are almost always off post, in the towns that surround the installation. As a retired Army veteran, I've been on the receiving end of a PCS more than once, so I know how much of that first week is just figuring out what your real options are.

Why can't you buy a home on Fort Knox?

Fort Knox is federal installation land, and the homes on it aren't for sale to anyone. Under the Army's Residential Communities Initiative, on-post family housing was privatized, and Knox Hills LLC now owns, operates and maintains all of it. That's why the only "Fort Knox" housing choice you'll get on post is a lease, never a deed.

Single soldiers in the lower enlisted ranks may be assigned to the barracks depending on demand. Families apply to Knox Hills, and wait times vary with rank, bedroom needs and time of year.

How does living on post at Fort Knox work?

When you live on post, your BAH is paid to Knox Hills through an allotment, and that covers your rent. You don't write a rent check, you don't pay a mortgage and you don't handle the repairs. Ask Knox Hills exactly what's included for your home, since utilities and policies can change.

School-age kids who live on post are zoned to the Department of Defense Education Activity (DoDEA) schools on Fort Knox. Kids who live off post in Hardin County go to Hardin County Schools or, in parts of Elizabethtown, Elizabethtown Independent Schools. That difference matters more than most families expect, so I wrote a separate post on why two homes on the same Elizabethtown street can go to different schools.

Do I need to check in with Housing before I buy off post?

Yes. Army regulation AR 420-1 says incoming soldiers should in-process with the Fort Knox Housing Services Office before renting, leasing or buying a home off post. It doesn't take long, and the office can walk you through BAH, temporary lodging and off-post options. I tell every PCS buyer to do this first. It keeps you in good standing and it doesn't slow down your home search at all.

Should you live on post or buy off post near Fort Knox?

It depends on how long you'll be here, whether you want to build equity and how you feel about a commute. Here's how I lay it out for the military families I work with:

Neither choice is wrong. If you're here for a short school assignment, on post is usually simpler. If you're here for two or more years and want something that's yours, buying off post often makes sense, especially with a VA loan.

Where do Fort Knox families actually buy?

Most of my military buyers look in four places. Each one trades commute time for something else:

  • Radcliff sits right beside Fort Knox along US-31W. It's the closest option for most gates and has the widest range of established neighborhoods at military-friendly price points.
  • Vine Grove is a smaller town just west of Radcliff. Buyers who want a little more quiet without adding much drive time often land here.
  • Elizabethtown is the county seat, with the most shopping, dining and medical options in Hardin County. The drive is longer, but many families are happy to trade a few minutes for the amenities.
  • Brandenburg and Meade County sit west of post along the Ohio River. This is where buyers look when they want land or a more rural setting.

Can I buy a house near Fort Knox before I arrive?

Often, yes. With orders in hand and a VA-approved lender, many of my clients start shopping before they ever reach Kentucky. I do live video walkthroughs, send neighborhood videos and coordinate inspections so you're not buying blind. VA loans do require that you intend to live in the home as your primary residence, so talk to your lender about move-in timing and how it lines up with your report date.

What happens to my house when I PCS out of Fort Knox?

You'll have two main choices: sell it, or keep it and rent it out. Rental demand around Fort Knox stays steady because new families arrive on orders all year. Whether renting makes sense depends on your payment, your expected rent and how you feel about managing from a distance.
